Senita 1, 2, & 3 Violation Information and Rules for Owners and Residents
Attention All Owners:
We would like to provide some information for all owners going forward on what management is looking for while doing compliance drives. We also want to make the architectural process clear for everyone.
Compliance drives are done one time a week. Management does not pick and choose on any lot. The compliance department does not have any names of owners while doing inspections. We look for the same things on each home that are out of compliance for the association.
Items to be aware of:
1. Trash Cans: Trash cans should not be left outside the gate or garage except for the night before after 5PM and the day of collection. Any other time trash cans should be put away.
2. Items Left Out: Items left out can consist of pallettes, ice chests, tires, trash bags, empty pots, yard equipment, buckets, seats from cars, car parts, oil pans, BBQ grills, yard trash cans, bikes, toys, clothing, rugs, piles of bricks, wood piles, plywood sheets, ladders, bulk trash, furniture, and any other items that do not belong on the exterior of the home.
3. Non-Operational Vehicles: Non registered and non operation vehicles are not allowed. This means any vehicle that has expired registration, leaking fluids on driveway, flat tires, cobwebs, excessive dirt, wrecked, and no motor. Please make sure cars are clean, registered, and in operable condition if they are in the driveway. Stored and covered vehicles are not allowed in driveway.
4. Parking On Landscape: Please do not park vehicles, motorcycles, trailers, RV;s, or any recreation vehicle on the landscape.
5. Trailers, Boats, and RV's: Trailers, boats, RV's, and recreational vehicles are not allowed to be stored in driveways or behind gates where they can be seen above the wall. The only exception is you may have your RV onsite for loading and unloading only. Trailers are not allowed even if they are work trailers at anytime.
6. Window Coverings: Foil, blankets, paper, insulation, torn screens, broken screens, and sheets are not allowed as window coverings. Please make sure you only use curtains and make sure all screens are in good condition.
7. Weeds: All weeds will receive a compliance letter. If you have 5 weeds or 30 weeds the same letter will be sent to all homes. This is a 21-Day weed letter. This means each lot has 21 Days to remove the weeds and this also means the dead weeds, or the owner will be subject to self help which has an $850.00 fine. We understand that some people say they do not receive these letters or are out of town. We encourage all to log in to your portal to check for violations. We will not excuse these costs if you state you did not receive the letter and have weeds for 21 days.
8. Trees and Bushes: Please make sure the trees are trimmed and not hanging in the street, in the neighbors yards, or in the driveways. Trees should also not be leaning or touching homes. Bushes should be well maintained and cleaned out regularly. Dead trees and bushes need to be removed and the stumps as well. Please do not cut your tree and leave a large stump in the yard.
9. Exterior Changes: ALL EXTERIOR CHANGES MUST HAVE APPROVAL FROM THE ARCHITECTURAL COMMITTEE. THIS INCLUDES PAINTING, DRIVEWAY EXTENSIONS, PAVER ADDITIONS, WALKWAYS, GARAGE DOOR REPLACEMENTS, SOLAR, FLAG POLE PLACEMENT, TREE AND BUSH INSTALLATION AND REMOVAL, GRAVEL REPLENISHMENTS, SHED INSTALLATIONS, POOLS, GATES, WALLS, TURF CONVERSIONS, SCREEN CHANGES, ANY ITEMS THAT CAN BE SEEN ABOVE THE FENCE OF NEIGHBORING LOTS, AND ALL OTHER EXTERIOR CHANGES YOU MAY WANT TO MAKE TO YOUR HOME. The architectural application is attached to this post and also located in the resource tab for your documents at all times.
10. Basketball Goals: Basket ball goals cannot be kept outside in the driveway or street unless in use. They must be put away out of site behind the gate when not in actual play use.
11. Landscape: Please make sure all landscape debris is cleaned from trees and bushes out of the gravel on a regular basis.
12. Animals: No animal, bird, fowl, poultry, reptile or livestock may be kept on any Lot, except a reasonable number of generally recognized house or yard pets. Yes this does mean NO CHICKENS OR ROOSTERS are allowed. Please make sure to keep any waste from animals cleaned up in your back yards at all times.
We understand this is a lot of information and there are other items like signs, maintenance, holiday decorations, nuisance, running a business from the home, short term rentals, lights and other items that are in the governing documents that we do look for but not seen as much. We want people to be aware and please make sure if you have questions ask before making changes!

5. Trailers, Boats, and RV's: Trailers, boats, RV's, and recreational vehicles are not allowed to be stored in driveways or behind gates where they can be seen above the wall. The only exception is you may have your RV onsite for loading and unloading only. Trailers are not allowed even if they are work trailers at anytime.
6. Window Coverings: Foil, blankets, paper, insulation, torn screens, broken screens, and sheets are not allowed as window coverings. Please make sure you only use curtains and make sure all screens are in good condition.
7. Weeds: All weeds will receive a compliance letter. If you have 5 weeds or 30 weeds the same letter will be sent to all homes. This is a 21-Day weed letter. This means each lot has 21 Days to remove the weeds and this also means the dead weeds, or the owner will be subject to self help which has an $850.00 fine. We understand that some people say they do not receive these letters or are out of town. We encourage all to log in to your portal to check for violations. We will not excuse these costs if you state you did not receive the letter and have weeds for 21 days.
8. Trees and Bushes: Please make sure the trees are trimmed and not hanging in the street, in the neighbors yards, or in the driveways. Trees should also not be leaning or touching homes.
